Yes — property is a productive real asset and among the most fiqh-comfortable investments, provided the financing avoids interest.

Owning land and buildings, earning rent, and selling for gain are all straightforward trade — no scholarly controversy attaches to the asset itself. The compliance questions concentrate entirely in two places: how the purchase is financed, and what the property is used for.

A conventional mortgage is an interest-bearing loan — riba — which is why Islamic home finance exists: murabaha (bank buys, resells to you at a marked-up fixed price), diminishing musharakah (co-ownership you buy out over time), and ijara (lease-to-own). Availability varies by country; in the US several providers operate nationally. On use: renting to businesses whose core activity is impermissible (a liquor store, a conventional bank branch) taints the income for most scholars.

  • Cash purchase or Islamic financing — no conventional mortgage
  • Tenants' core business must be permissible
  • Zakat: rental income counts toward zakatable wealth; the property itself generally doesn't (unless held for resale trade)
