Is rental property income halal?

Yes — rent is payment for the use of a real asset, a contract (ijara) the fiqh has detailed rules for and no objection to.

Leasing is one of the classical named contracts in Islamic law. The landlord bears ownership risk (maintenance, vacancy, damage) and is compensated by rent — a real return on a real asset, the archetype of permissible income.

The halal issues are the same two as all real estate: interest-free acquisition, and permissible tenant use. One addition specific to landlords: late fees structured as penalty interest are problematic; scholars generally permit genuine cost-recovery or donation-directed penalties instead.

The conditions that matter

  • Acquired without interest-based financing
  • Tenant's business is permissible
  • Late-payment penalties structured as cost-recovery or charity, not accruing interest
